Owner vs tenant

Who pays what under
property management?

The questions property investors ask before they hand over keys. Clear answers for tenancy agreements, ads, maintenance, cleaning, utilities and statutory bills.

This is the same who-pays framework we use across Pricing and our Klang Valley area pages — clear rules for owner, tenant and Rai & Co.

1. Tenancy agreement (TA)

Paid by the tenant when a tenant is secured, including stamping. Tenant and owner each get a copy. Free to the owner.

2. Advertising & finding a tenant

No advertising fee. Agent commission is typically one month rental + SST. We work with our agents and local specialists to let units promptly. Commission is paid from the tenant’s first month rental — no upfront to the owner.

3. Maintenance & repairs

4. Cleaning

Usually none when we rent a full unit. Prefer full-unit over room rental where it protects the asset. Empty unit that needs a one-off clean: we arrange it and deduct from future rental — no owner upfront. Room rental may differ.

5. Utilities (water & electricity)

Paid by the tenant.

6. Assessment & quit rent

Owner — pay yourself, or send us the bill and we pay then deduct from rental.

7. Condo management fee

Owner — same options: pay yourself or we pay and deduct from rental.

Furnish a bare unit

Same deduct-from-rent idea: we can stage bare units with no owner upfront — Rai & Co. funds first and recovers from monthly rental. Ask on WhatsApp for scope.

Common questions

Who pays for the tenancy agreement?
The tenant pays for the tenancy agreement, including stamping. Both parties receive a copy. It is free to the owner.
Who pays advertising and agent commission?
There is no advertising fee. Agent commission is typically one month rental plus SST, paid from the tenant's first month rental — no upfront cost to the owner.
Who pays for maintenance?
Wear and tear is usually the tenant's responsibility; structural issues are the owner's. Under RM 200 per month we action and deduct from next month's rent. Above RM 200 we obtain quotations and seek owner approval first.
Who pays for cleaning?
Usually none when the unit is rented as a full unit. Empty-unit one-off cleans are arranged and deducted from future rental — no owner upfront.
Who pays utilities, assessment, quit rent and condo fees?
Utilities are paid by the tenant. Assessment, quit rent and condo management fees are the owner's; you may pay yourself or we pay and deduct from rental.
