High-rise condo living room, half bare and half furnished, overlooking Mont Kiara at golden hour
Anonymised stub

Bare unit in
Mont Kiara.

How we stage empty doors with no owner upfront and aim for a full-unit let. Anonymised process stub, not a named testimonial.

Status

Stub describing our furnish / recover-from-rent model. Photos and named outcomes come later with permission.

Situation

A vacant Mont Kiara 1–2BR that was empty or sparsely furnished. Local optimistic rent band for a typical managed mix: about RM 3.2k–4.5k/mo (Mont Kiara area). Owner did not want a large cash outlay before the next tenant.

What we do

  1. Scope a practical furnish pack for the target tenant pool
  2. Rai & Co. funds approved staging, owner pays nothing upfront
  3. Recover cost from monthly rental after the unit is let
  4. Market as a full unit (preferred over room rental when it protects the asset)

Same deduct-from-rent idea as cleaning / approved maintenance under Who pays what.

Outcome shape

A ready-to-move unit usually shortens time-on-market versus a bare shell, how many weeks depends on tower, price and finish. We will not invent a precise “let in X days / earned RM Y” line until a ledger-backed named study is cleared.
