Leasehold extension FAQ

Under the Selangor Land Rules 2003 (premium schedule as commonly applied for residential renewals): Premium = ¼ × 1/100 × land value (RM/sq ft) × years to renew × land area (sq ft). Years to renew are usually 99 − years remaining. A 30% rebate has been offered on the full-rate path; a low nominal fee option may apply for owner-occupiers who accept a caveat against open-market sale.

Kaedah-Kaedah Tanah WPKL (Pindaan) 2023 inserted rule 8A for extensions under NLC s.90A. Residential building land: 1/16 × land value × 1/99 × (new term − remaining). Commercial / industry: 1/8 × …. Mixed development: 3/32 × …. Agriculture: 1/32 × …. Land value is the total market value of the land (excluding building).

Strata lease renewals are typically driven by the management corporation for the master title (unanimous resolution). Unit owners do not usually renew a fraction of the land separately. Use this tool for landed lots, or to understand the estate-level land premium scale — not as a per-unit strata invoice.

PTG Selangor private-residence schemes have been described with a low nominal premium (historically RM 1,000; some 2025 PJ briefings cited RM 5,000) plus a registrar’s caveat until any balance is paid on disposal. Rates and eligibility change — treat the nominal field as editable and confirm with the current district land office circular before relying on it.

Yes. We can help you sanity-check tenure risk, gather the right land-office documents, and decide whether a full-premium path or a nominal owner-occupier scheme (where available) fits. Useful before banks reject a short remaining lease on refinance or sale.
